An enchanting two bedroomed 17th Century Cotswold Cottage, originally built in 1605. Situated in a Conservation Area in the lovely village of historic Bretforton. Painting a tranquil picture overlooking a pretty cottage garden and the ancient 13th Century Church of St. Leonards providing the perfect escape!

The accommodation

Fully renovated and finished to a high standard throughout, the cottage provides charming accommodation comprising of: two double bedrooms each with a comfortable double bedstead and Millbrook mattress, a superb shower room with large shower, under floor heating and heated towel rail, a well-equipped kitchen (including single electric oven and hob, electric cooker hood, a microwave, dishwasher and washer/dryer). The dining area leads through to a cosy sitting area with freeview TV, dvd player and fibre 1 broadband. The cottage also has the benefit of gas central heating and a gas stove for those chilly evenings. Nestling in a pretty garden with a lawn and flowerbeds to the front and a patio complete with garden furniture, Bear's Cottage has everything you need to enjoy the outdoor living on those long Summer evenings.

The location

The picturesque village of Bretforton is situated on the very edge of the North Cotswolds providing an ideal base for exploring the picturesque towns and villages in the Cotswolds and the historic towns of Stratford upon Avon, Warwick, Cheltenham and Worcester. Bretforton recently featured on 'Village of the Year' Channel 4 TV series in January 2018 and also in an episode of the TV series 'Father Brown'.

MAKING THE MOST OF YOUR VISIT : For those of you in search of a relaxing holiday, there are many local National Trust properties and gardens including Hidcote Gardens and Kiftsgate Gardens (both of National importance) along with beautiful Cotswold villages on the doorstep. These include the honey coloured stone villages of Chipping Campden, Hidcote, Broadway, Stanton, Moreton-in-Marsh, Bourton-on-the-Water, Stow on the Wold and The Slaughters making this the perfect retreat for an enjoyable holiday at any time of year. Enjoy an evening at the Royal Shakespeare Theatre in Stratford upon Avon, visit one of the five Shakespearian properties or wander around the ancient walls of Warwick Castle. Why not plan a day at the British Motor Museum at Gaydon which houses the World's finest collection of British Cars, an absolute must for the petrol heads amongst you. There is also a Tourist Information basket in the cottage with lots of additional information about local attractions and places to visit, a book about the Cotswolds and a National Trust Handbook.

'Truly marvellous. The cottage was out of this world. Everything functioned to perfection and the "instruction folder" made life very easy. The "welcome gift" upon arrival is a lovely gesture, especially after a long, tiring car journey to reach Bretforton. The recipe for the fruit cake was a thoughtful touch and the actual cake was delicious. The cottage had a fantastic atmosphere and we could feel that Susan and Phil have put their hearts and souls into the renovation process. The villagers were extremely friendly and the community shop was a lifesaver. A large range of items including gifts and at a competitive price. We've rented a number of holiday cottages over the years and Bear's Cottage is now at the top of our list as far as value for money, location and holiday satisfaction are concerned'

OUR CLEANING STANDARDS /PAYMENT TERMS/CANCELLATION TERMS & CONDITIONS

Cleaning Standards General Policy (Updated 19th February 2022)

As responsible holiday cottage owners, and also to make sure you have a memorable stay at Bear's Cottage, we have always operated a very thorough cleaning regime at every changeover. As people who also take holiday cottage breaks in the UK, we know how important it is that your first impression is of cleanliness in all aspects of the property. We also feel that you should know the cleaning standards we have in place to put your mind at rest during your stay at our cottage.

Please Note :

In line with new Government recommendations in light of Coronavirus and for your protection and safety, we do not permit outdoor shoes/boots to be worn indoors, please make sure that you wear slippers whilst inside the cottage (please do not wear slippers outdoors in the garden/patio).

Kitchen : Kitchen sink, all kitchen surfaces, wall tiles and waste bin (inside/outside) have been cleaned with a solution of bleach/household surface cleaner. All appliances including microwave, toaster, kettle have been cleaned with

antibacterial spray and the oven and hob have been cleaned thoroughly with appropriate cleaners

Bathroom : Bathroom tiles, shower and enclosure, sanitary ware and all surfaces have been thoroughly cleaned with bleach/antibacterial cleaner (the shower trap is also cleaned out at every changeover!)

Lounge : Both remote controls cleaned with antibacterial spray. All Other Surfaces to include door handles/latches, window handles, window sills and skirting boards, door frames, table tops, light switches including lamps, table mats and

coasters, stair bannisters, information binders, keys, key safe, outdoor furniture and outdoor refuse bins have been wiped with a solution of disinfectant.

Dishwasher : We have provided a dishwasher for your convenience. Please would you be kind enough to wash all glasses/crockery/cutlery that you use during your stay in the dishwasher.

Bedding, Towels and Tea Towels : Are all freshly laundered and we also add laundry cleanser to the final rinse.

Internal Bins : All internal bins include a waste disposable bag to safely dispose of your waste

Carpets and Stone Floors : All floors are thoroughly vacuumed and stone floors are washed with an appropriate floor cleaner.

Windows : All windows inside and out are cleaned regularly

PAYMENT TERMS

1) An initial deposit of 25% of the total cost of the booking to be paid within 7 days of the date on the invoice.

2) The outstanding amount of 75% in final payment to be paid 60 days prior to the arrival date.

3) If payment is not received by the owner in the time scale as detailed then the booking will be cancelled.

4) Payment can be made by cheque or bank transfer.

CANCELLATION POLICY

All cancellations must be sent in writing by the guest and received by the owners as soon as possible from which date

the cancellation policy will take effect.

1) 50% refund of the initial deposit received for cancellations more than 61 days prior to check-in date.

2) 25% refund of the amount received for cancellations from 60 to 29 days prior to check-in date.

3) No refund between 28 days and check-in date.

4) Where a booking is paid for by individual guests, if one or more guests cancel the full rental is still due as per the booking invoice unless the booking is cancelled in its entirety in which case the Cancellation Policy will take effect from the date the owners receive cancellation in writing.

5) If you experience travel delays please contact the owners as soon as possible, if you do not make contact and you have not checked-in by 4pm the following day after your expected arrival we will presume that you have cancelled your booking.

6) We strongly advise that you take out holiday travel insurance in the event that you have to cancel your reservation.

7) In the unlikely event that the owners have to cancel your booking then you will be advised in writing and a full refund of all monies paid will be given.
